What kind of ADU fits your lot?

An accessory dwelling unit (ADU) is a second home on a single-family or multifamily lot. California law makes them easier to build than ever, but the right type depends on your lot, your existing structures and your budget.

Detached ADU

A separate backyard home. Under current California ADU law, cities generally allow detached ADUs of up to 1,200 sq ft with side and rear setbacks of no more than 4 feet. Height limits, utility connections and fire access are where most of the design work goes.

Attached ADU

Built onto your existing house, with its own entrance. Often a good fit where the backyard is small.

Garage conversion

Turning an existing garage into a home is often the fastest and most affordable route, because the structure is already there. Existing setbacks can usually be kept. The structural and energy upgrades are what the plans need to get right.

Junior ADU (JADU)

A unit of up to 500 sq ft created inside your existing home, often from a bedroom or attached garage space.

Standard plans or custom?

The City of Los Angeles has a pre-approved standard plan program for ADUs. A standard plan can save some review time, but every lot still needs site-specific drawings, and a standard layout may not suit your yard, slope or budget. We'll tell you honestly which route makes more sense for your property.

Questions

How long does an ADU permit take in Los Angeles?

It depends on the building department, the size of the project and how many plan check corrections come back. California law requires cities to act on a complete ADU application within 60 days, but the full process from design to permit usually takes longer. We give you a realistic schedule for your property at the free consultation.

Can I rent out my ADU?

Yes. ADUs can be rented as long-term housing. Local rules on short-term rentals vary, so check before planning around them.

Do I need a separate address or utility meters?

Not always. Whether the ADU needs its own meters or address depends on the city and the utility. We sort this out during design so there are no surprises at plan check.

Do you work outside the City of Los Angeles?

Yes. We work across the Greater Los Angeles area. Each building department has its own plan check process, so tell us where your property is and we'll talk through what's involved.
